HIGH NEXT PRIORITIES

  1. Authority pre-check: Take one written concept to the municipality and BH Gmunden. Confirm intended use, approval path, maximum occupancy, toilets and accessibility, fire and escape routes, elevated areas, camera supervision and whether event law applies. This unlocks a compliant layout and an approval-protected lease.
  2. Freeze one approval layout: Place the 70/40/40 m² rooms, 35–40 m² reception/waiting area, support room, existing toilets, accessible route, escape routes and unconditioned remainder on one scaled plan. This unlocks comparable quotes and the submission drawings.
  3. Price HVAC and drywall: Give the same scope to two or three firms. HVAC must cover heating, cooling and fresh air for up to 20 guests plus staff; drywall quotes must identify acoustic and fire-rated walls, ceilings and doors. This unlocks a credible €200,000 fit-out decision.
  4. Protect the lease: Confirm Hall 2 boundaries, ancillary rooms, parking, the six rent-free months, approval condition, HVAC penetrations/outdoor units and reinstatement obligations in writing. This unlocks a safe signature.
  5. Rebuild the financial model: Replace allowances with quotes and the authority-approved occupancy, then model demand, ramp-up and working capital. This unlocks the final go/no-go.
